Kippenross holiday cottage is part of Kippenross House, located on a beautiful small estate near Dunblane in Perthshire, Scotland.
The accommodation is a very spacious, self-contained flat on the ground floor of an Adam country house. It has been totally refurbished to create modern accommodation within a Georgian building. The cottage has its own entrance and garden with table and chairs. The holiday accommodation consists of two bedrooms (one double and one twin); bathroom with bath and shower; a fully-fitted kitchen, large sitting room with dining area and a woodburning stove. There is also an all-weather tennis court available for holiday cottage guests to use, as well as use of a 14ft garden trampoline (children love it!). Pets are welcome and there is acres of parkland to walk a dog in. This is an environmentally friendly eco holiday cottage and we provide full recycling and composting, the insulation is sheep's wool, and low-energy bulbs everywhere.
The cottage is fully equipped with modern appliances including a dishwasher, washer/dryer, microwave, television, video, DVD player and electric blankets on all the beds in the winter. 
There are no additional charges: logs, electricity, linen etc are all included in the price. This is one of the finest holiday cottages in Scotland and perfect for a holiday cottage rental in the UK.
There are beautiful views and acres of parkland to explore on the estate - the designed landscape is planted with gorgeous, specimen trees, many of them hundreds of years old. Our all-weather tennis court is available for holiday guests to use free of charge. Wildlife is abundant, with many birds of prey living in the area and wild deer in the parkland (and rather too often in the garden!). The owners live in the house so are on site to supply any information or assistance you may need to ensure you have a relaxing and happy holiday in Scotland. If you are looking for a golf holiday in Scotland Kippenross self catering cottage is the perfect central location, convenient for Gleneagles and St Andrews golf courses. Gleneagles is only 15 minutes away and St Andrews is about an hour's drive from this luxury golfing holiday cottage.

Walk, cycle or
tour the wonderful Perthshire countryside. The Trossachs are nearby with spectacular scenery and great walking and water-sports. Fishing is plentiful on the many rivers and lochs
for both trout and salmon. Riding and falconry are available nearby. Numerous Scottish golf courses are within very easy reach of this lovely holiday cottage rental - the famous Gleneagles is only 20 minutes away and St Andrews is an hour's drive. We are only 10 minutes from Stirling with its historic castle and old town. Dunblane is a ten minute walk, with its quaint shops, the historic Leighton Library and Dunblane Cathedral. Edinburgh and Glasgow are under an hour's drive with all their historic sites, art galleries and museums. 
There are so many places to visit in Scotland:
malt whisky distilleries , historic houses, castles and cottages, beautiful gardens, churches and a host of other attractions. There are plenty of activities and places of interest near our self-catering accommodation particularly for children, including the Auchingarrich Wildlife Centre, Blair Drummond Safari Park, Deep Sea World, Ceramic Experience, Pitlochry Dam and Fish Ladder, Perth Leisure Centre and Drummond Trout Fishery - Edinburgh and Glasgow also have a host of places to visit that children will enjoy - Edinburgh Zoo, Dynamic Earth and Glasgow Science Centre are particular favourites of my children. The MacRobert Theatre in Bridge of Allan offers wonderful children's theatre (as well as adult productions). We have a large trampoline in the garden which children (and adults!) are welcome to use if you are renting the holiday accommodation.
The towns of Auchterarder, Bridge of Allan, Perth, Comrie, Crieff, Callendar, Dunblane and Stirling are all within very easy reach and the Trossachs are on our doorstep. Edinburgh and Glasgow are both very easily accessible, being under an hour away. 
Further afield, you can enjoy a trip to the west coast of Scotland which is a magnificent drive through more stunning landscapes, or a visit to Loch Ness and perhaps a sighting of the famous Loch Ness Monster! The closest sandy beach to the cottage is at St Andrews - an hour and 20 mins drive but well worth it for a fabulous day on a beautiful Scottish beach (empty vast expanses of beach to explore) - West Sands even has the covetted Blue Flag!
The estate and surrounding rural villages have a gentle pace, far removed from the noise and stress of the outside world. Perthshire and Stirlingshire have magnificent scenery with moors, lochs, mountains and glens. Wonderful walks are plentiful, ranging from woodland glades and waterfalls, to serious high level walking, with many munroes.

the Stuart Crystal Factory Shop, Glenturret Distillery, Crieff Visitors Centre, Drummond Castle Gardens, Stirling Castle, Blair Castle, Glamis Castle, Scone Palace, Doune Castle, Bannockburn, Wallace Monument and many other fascinating places of interest.
