This cosy, detached stone house combines the charm of a traditional holiday cottage with contemporary design and is set in the village of Innerleithen. Surrounded by the Tweedale Hills at the junction of two rivers, perfect for fishing, walking, cycling and golfing. Dawyk and Kailzie Gardens are a must. Shop and pub 500 yards.

Ground floor: Living/dining room/kitchen with wooden floor. 1 double bedroom with sofa bed (for alternative sleeping) and en-suite shower room with toilet. Bathroom with shower over bath and toilet. First floor: 2 twin bedrooms, both with sloping ceilings.

Gas CH, gas, elec, bed linen and towels inc. CD. Gas hob. Elec oven. M/wave. Washer/dryer. D/washer. F/freezer. Enclosed garden (across the street) with sitting-out area and furniture. No smoking. Friday to Friday. NB: Fenced river 30 yards.

3rd comment: Adorable cottage, beautifully decorated. My only critisism is there was no vegetable knife... everything else was catered for; there were plenty of towels, pillows etc. Everything was perfect - my children enjoyed the Christmas cottage too. Dec 2010.

4th comment: As soon as we arrived we were able to settle in immediately, almost as though we were at our own home and had just popped out into town or to the shops! It was conveniently located so that we were able to visit friwnds in Galashiels, Livingstone and Edinburgh and also for short excursions to Loch Lomond for instance. The only minor inconvenience was a lack of shaver points in the bathrooms. Sept 2010.

5th comment: Excellent property, very well equipped and cared for, a credit to the owner! Set in a wonderful location, easy to get to and central to the boarders of Scotland. Very scenic, and we really enjoyed our stay there! Very safety orientated in the cottage too! Would certainly stay there again! Sept 2010.
